SAN FRANCISCO, March 23, 2015 — Trumark Urban announced the beginning of construction on TEN50, a new 25-story high-rise at 1050 S. Grand in Downtown Los Angeles featuring 151 stylish residences. The condominium development located at the northeast corner of South Grand Avenue and 11th Street in South Park signals a new era in Downtown L.A. living. TEN50 will be the first high-rise condominium tower to be completed there in the past 10 years.

A private, invite-only groundbreaking event held last week brought together city officials, downtown L.A. residents, and prominent citizens to ceremoniously commence construction on the project. Trumark Urban’s Managing Director Arden Hearing, along with city officials spoke as part of the celebration, and unveiled building plans and large-scale renderings. He also revealed plans to build the first-ever drone delivery landing dock.

In a 4-1 vote tonight, the city of Fremont officially approved the Planning Commission’s recommendation for a master plan and development agreement with Miami-based Lennar Corporation to develop 2,214 residential units and approximately 1.4 million square feet of commercial/industrial use in the East Bay city. The only member of the city council that rejected the 111-acre property development was council member Vinnie Bacon, who said, “This is really nothing but a pure housing development. People here have the right to ask for more, and I share that sentiment.”

The announcement came with little surprise. The development has been the pride of the city since its announcement of Lennar’s selection last June. The former Union Pacific parcel is in the city’s Warm Springs District, and it represents the largest development opportunity in Fremont’s self-proclaimed Innovation District, an 880-acre industrial region focused on advanced manufacturing, which is anchored by BART, Thermo Fisher Scientific and Tesla Motors. Horsham, Pa.-based Toll Brothers and Cupertino-based The Sobrato Organization were two other companies vying for the development rights in Fremont last year to create a mix of housing, business, schools and research institutions in a sustainable urban setting.

Continuing its Bay Area acquisition blitz, Lennar Corp. has picked up its first — but probably not its last — development site in Milpitas during the current economic cycle.

The giant homebuilder just paid $25 million for 1494 and 1600 California Circle, two vacant one-story industrial buildings between the Coyote Creek and Interstate 880, south of Dixon Landing Road. The roughly 10-acre site was approved in 2013 for 84 single-family homes after developer Trumark Homes was successful in getting the land converted from industrial to residential. The price works out to roughly $300,000 per unit.

The deal is just the latest pickup for Lennar, which is gobbling up development sites all over the Bay Area, such as the Foster Square project in Foster City. Its Lennar Multifamily and Lennar Commercial divisions — which develop apartments and office space, respectively — have also been active. By far, though, Lennar’s biggest current undertaking is in Fremont, where it is seeking approvals for a massive residential and commercial development adjacent to the Tesla Motors Inc. plant.

Lennar is slated to release earnings March 19.

The development Lennar just bought in Milpitas, which Trumark was calling Waterstone, is one of the few single-family detached projects in the South Bay. Most residential development outside of Gilroy and Morgan Hill are attached — either townhomes or stacked flats — but single-family is prized by builders because of its ability to command higher prices.

Gordon Jones, division president for Lennar in the Bay Area, told me in an email that early site work would start in late spring, with model home construction beginning in late 2015.

Lennar is working on another project in Milpitas. It is also in contract to buy 450 Montague, a 489-unit complex on 10.5 acres near the Great Mall, from Lyon Communities.

Branded The Tower @ Nob Hill, the property was marketed by Newmark Cornish & Carey’s Mike Taquino, who tell us details are confidential, and big multifamily brokers outside the deal around town are stumped on the buyer or price. Seller Trumark Urban declined to comment. In December, Trumark managing director Arden Hearing told us ground will get moving on 346 Potrero and 645 Texas in early 2015. We checked in for an update and he said to expect more in the next month on both projects, which will add 170 combined units in Dogpatch and Potrero. Trumark has been so busy he told us in December the company was exploring JVs or selling off some of its projects. Last year Ross Perot Jr and his Texan real estate firm Hillwood made its first S.F. investment in Trumark’s 76-unit luxury condo project at 2121 Webster.
