JLL Arranges Financing for Downtown LA Condominium Tower

Trumark Urban secured $77 million in construction financing for its planned 1050 S. Grand Ave. property, a 22-story condominium coming online in Downtown Los Angeles. 

John Manning, Chris Casey, Reid McGlamery and Alex Witt for JLL arranged the financing. The non-recourse construction financing was provided by PCCP LLC. 

The proposed tower is located near the LA Live entertainment, dining, and retail complex. The property will feature seven levels of parking and 5,672 square feet of ground-floor retail space. This will be the first new condominium tower in Downtown Los Angeles in more than seven years.

LA Downtown News: “Glass Tower Condos Breaks Ground in South Park”

A condominium tower first broached before the recession has begun rising in South Park.

San Francisco-based developer Trumark Urban last week broke ground on the 25-story, 151-unit housing complex known as the Glass Tower. glass towerThe developer hopes to open the $100 million project at 1050 S. Grand Ave. in 2016.

The tower will offer one-, two- and three-bedroom condos, along with amenities including a fifth-floor pool deck, cabanas and a fitness center. The ground floor will hold 5,672 square feet of retail space, with storefronts along Grand Avenue and 11th Street.

The project was initially proffered by developer Amir Kalantari. However, his plans were stymied when the recession began and lending markets froze. Trumark Urban acquired the project in June 2014.

Downtown-based architecture firm HansonLA is handling designs for the building, which features several Rubik’s Cube-like accents jutting out along an edge of the structure.

Multi-Housing News: “After Many Years, New Residential Tower Will Enter LA Skyline”

Los Angeles— Trumark Urban will develop 1050 S. Grand, a planned 22-story condominium in Downtown Los Angeles, thanks to $77 million in construction financing.

The tower will be the first to enter the Los Angeles skyline in almost seven years.

glass tower JLL’s Capital Markets team helped to arrange the non-recourse construction financing provided by PCCP, LLC. JLL also secured joint venture equity for the development.

“There is a huge demand for multifamily product, especially condominiums, in Los Angeles and 1050 S. Grand is currently the only condominium development ready to begin construction,” John Manning, JLL’s managing director, said. “Trumark Urban has an extensive and impressive track record developing urban residential properties, most notably in San Francisco, with the vision to bring a contemporary, modern property to LA.”
